I&#039;ll say this again, Ara Damansara property prices in the resale market ARE manipulated. It is not the only area that is affected, many other popular areas are manipulated as well. More of a case of willing seller - not so brainy/too much money buyer.

Have you visited each and every phase before determining that Allisia has the &quot;best built quality and design&quot;? Different people have different tastes, what is &quot;best to Miss A, may not be &quot;best&quot; to Mr C. Some people like big rooms, some like an open feel to their house.

RM700k for an intermediate in Ara Damansara in no big deal. Even the homes in my phase are in that region so what&#039;s this about the perceived higher demand for gated areas of Ara Damansara.</description>

You will need at least RM 100-200K cash to buy a unit there. My friends ask me about buying property in Ara Damansara, I always direct them to the older areas where the prices are still reasonable and within the bank valuers expectation. At the end of the day, the land size of your house is the same, you still pass through that tunnel, you are also an Ara Damansarian, why pay additional RM 200K? 

I am not bias against any housing area, whether they are going to gate or not, we will continue to put in content through different sources that is informative to the community.</description>

I still believe that a write-up showing the positive efficiency of &#039;Atilia &amp; Alissia&quot; gated community be done.
I do not think Ara Damansara house prices are manipulated! Amongst the lot, Allisia is the best built quality &amp; design &amp; therefore command the highest not necessarily higher entry price but ofcourse every launch phase will attract a slight increase but the increase in the secondary market is horrendous but people, especially the Chinese can still afford them! It&#039;s a free market isn&#039;t it?
To give readers an idea, Allisia was launched at $383,888 (intermediate) in February 2004, upon completion 2 years down the road, the price was $500k in 2006, in 2008 it was $600k, this year it was $700k!!!!! Now even if you have money, you can get a piece of the action, isn&#039;t that great for a free market?</description>

They 2 phases are also one of the last phases in Ara Damansara with a much higher entry price for the owners. Thus it is only fair that their prices on the 2nd hand market are higher than the other phases to allow for this.
