Sime Darby Property Unveils RM469 Million “Seri Pilmoor” Property

KUALA LUMPUR, March 12 (Bernama) — Sime Darby Property Bhd today unveiled its high-end development named “Seri Pilmoor” in Ara Damansara with a gross development value of RM469 million at a special preview on Friday.

The project comprises 74 bungalow retreats from 6,500 sq ft and 34 semi-detached sanctuaries from 4,600 sq feet ensconced within 28.5 acres of landscaped elevated freehold land.

“The project was up in the website for three months and has attracted about 1,600 interest parties of a good mix but mainly locals,” said Managing Director Datuk Tunku Putra Badlishah.

Hence, the take-up is expected to be good based on the interest, he told a press conference.

Prices for the bungalows start from RM4.57 million with three design types and six different rooftop pavillion layouts, while the semi-detached units begin from RM2.8 million with two different pavillion layouts.

The units will be open for sale in phases, he said.

“For the semi-detached, we are releasing all in the first phase itself, while for the bungalows, we are releasing 34 units first,” he said.

Seri Pilmoor, which is Sime Darby’s first landed strata development and is scheduled for completion in 2013, will be a good test grown for possible similar developments in the future, said Tunku Putra.

The project predominantly offers distinctive architecture, both externally and internally, with 50 per cent green footprint, he said.

Ara Damansara is easily accessible from Kuala Lumpur, Petaling Jaya Subang Jaya and Shah Alam via well-connected highways. Future plans for Ara Damansara include an international school, community square and executive suites.

The semi-Ds are all sold out! Looks like semi-Ds are more popular than bungalows. The same is true for the old phases of semi-d and bungalows.

I don’t like the show units at all. Sime appears to be trying too hard to justify the high asking price.

Between the 2, I would go for the semi-dees too but only if I really had to.

Recently there are a lot of TTDI residents moving to Ara, in hope that Ara have lower crime rate. I think it should be be a problem for those who sell off their TTDI units and buy here.
