More high density projects

Another high density project is in the pipeline in our neighbourhood. In fact, there are two. The first is a 12-storey block of service apartments located at the intersection of Jalan PJU 1A/1 and 1A/20, diagonally across from Seri Pilmoor. It has 314 units so although it is a high density project, it is not as dense as the other two projects further down the road.

A few years ago, residents here have organized signature campaigns as well as protests against high density projects in this neighbourhood. Unfortunately, there was no success as MBPJ has decided the area we are in are zoned for developments. So we have to get used to our quiet neighbourhood become busier, noisier and congested over time.

This project is by our master developer, Sime Darby Property and this will be her second high rise high density project in this neighbourhood, Ara Hill being the first. There are other high rise projects in this neighbourhood too including the failed Platinum but they are not built by Sime Darby Property. The land they stood in were originally from our master developer but was given to the State under obligations. During the years, something happened and the title changed hands multiple times.

Do we want to protest this latest high density project? Probably not. This latest project could very well be in the original master plan. Looking at the bigger picture, there is a very good mix of low density bungalows, semi-Ds and double storey link houses so adding a second high density service apartments is a good balance. The only spoil spot is the presence of the other 3 alien high density projects.

Where is the second project then? If you are observant, you may have noticed some buntings in our neighbourhood by the developer of Bandar Utama. They plan to launch a project near our neighbourhood in a couple of months. The project will be serviced apartments located near Citta Mall.

If you are into property investment, these two projects will probably wet your appetite.

    Ara Damansara is indeed turning from a nice quiet neighbourhood to a crazy township. It used to be such a nice sanctuary away from the hustle and bustle of other areas of PJ and Subang Jaya. Now, crime rate is soaring. Gangsters go around robbing people. The police station is sleeping, oblivious to the problems we face. Sime Darby donated some patrol cars to them. But I have never seen them on the road. And the traffic condition is getting from bad to worse. With the new developments – Ara Greens, Verde and now this new project, things will definitely get worse. And not forgetting the new Tesco. They are doing the earthworks now. When the Tesco comes up, I hate to think how the traffic in Ara Damansara will turn out to be. And surely it will attract more gangsters.

    I remember Sime Darby called a meeting of all Residents Associations in Ara Damansara to get feedbacks on their proposal to build the new Tesco. It was about 2-3 years ago. I was in the meeting. I remember MBPJ was there. There were also people from the various other government departments. Apparently the authorities wanted to gauge the reactions of the residents of Ara Damansara before approving the new Tesco. All the Residents Associations were gaga about the Tesco. They wanted the Tesco, and overwhelmingly gave the thumbs-up. I was the only person who objected to the proposal. The other residents looked at me in disbelief – why I would object to such a “wonderful” proposal. One lady told me she would be able to shop everyday! I warned them about the traffic chaos it would create. I told them about the danger of turning Ara Damansara in a neighbourhood like Subang Parade. I told them I moved into Ara Damansara for the peace and quiet. I wouldn’t want to live near Subang Parade. But I was overwhelmingly overruled. I think we will all live to regret that day when we gave the “no objection” to the new Tesco.

    lets keep d high density development to minimal..AD already has Crimson, Low Cost Flats, etc to fulfill the high density ratio…developers are taking advantage to jump on Bandwagon to make protit for LRT proposed station… keep our AD in good ratio peeps!

    I look at it slightly differently. Over-population is indeed bad, but we are far from even getting there. Development is necessary for a developing country we still are. Property market in Asia differs greatly from that of the West. Besides providing accomodation, it also is a means for wealth distribution. Capitalistic society is a natural setting for wealth creation, but not its distribution. As the area we live in rises in values, more should be allowed to benefit from the wealth it receives. This will be crucial for ensuring a sustainable development of our capitalist economy, i.e. one that also spreads its wealth to the weaker, slower, less able, or less fortunate ones.
    I do, however, agree that we should also keep an eye on our town planners and developers to ensure they give us a sustainbel environment too.
